What we're proposing, and why.
This page explains the project as we see it: what we want to build, why we like the location, and our preliminary operating assumptions. All figures are early estimates and every assumption is editable.

Preliminary
We are proposing a 10-suite luxury retreat on Aspotogan Point, near the tip of the Aspotogan Peninsula. The South Shore draws visitors year-round, and the peninsula sits within easy reach of Halifax, Chester, Mahone Bay and Peggy's Cove, yet still feels remote once you're on it.
What sets the accommodation apart is the spa: one continuous heated spa running the full length of the building, with direct access from every suite. To our knowledge there is nothing like it on this coast. Combined with only ten suites, it gives us a clear answer when guests ask why they should stay here.
The project is still in development. Construction costs, financing, approvals and returns have not been established, and we won't publish figures we can't stand behind.
Revenue model
Preliminary room revenue estimates.
These are illustrative stabilized operating scenarios, not forecasts. Adjust occupancy, rates, seasonal boundaries and suite count, or load the Conservative, Base or Optimistic assumptions.
Our assumptions are informed by our existing Bayswater Beach Retreat property, which achieves approximately 95% summer occupancy at nightly rates around $690 CAD, and approximately 70–80% shoulder-season occupancy. Those figures describe actual historical performance at Bayswater, as reported by our team. Nova Nordique is a separate proposed 10-suite development. Its rates and occupancy are projections, not established results, and Bayswater's performance does not guarantee comparable results here.

Operating nights / year
300 nights
Seasonal boundaries · March 7 to January 1
90 summer · 130 shoulder · 80 winter nights
Illustrative 2029 calendar. Each boundary is the first night of the next season; January 1 is excluded. Winter includes March 7 to spring shoulder and late autumn to January 1. The 300-night operating season uses 80 winter nights, giving base revenue of $998,100 CAD. Using 81 winter nights would require 301 operating nights and produce $999,225 CAD.

Our track record
We've done this before, at a smaller scale.
Before Nova Nordique, we developed Bayswater Beach Retreat, a luxury vacation rental on the Aspotogan Peninsula. We built the property ourselves in approximately 9.5 months and have since earned 90 five-star reviews on Airbnb. We also built and operate our own direct-booking website.
That experience has given us a practical understanding of construction, property management, marketing, and what guests expect from a higher-end coastal rental. Nova Nordique is an opportunity to apply that experience to a larger hospitality project.
